A charming and classic English country cottage.

ABOUT THIS HOUSE

About 6 miles to the north-west of the market town of Newbury, beautifully positioned on the banks of the River Lambourn is the charming and popular village of Boxford. In the heart of the village lies the picturesque hamlet of Westbrook, and nestled amongst other lovely period homes, is Downs Cottage – a classic English country cottage with a perfect blend of historical character and modern comfort.

As you approach the cottage, you are immediately captivated by the beautiful ‘chocolate box’ looks, with its thatched roof, and climbing roses around the front door.
Inside the cottage has a warm and welcoming atmosphere with exposed timbers and an open fireplace.

HIGHLIGHTS INCLUDE

A fantastic combination of traditional and modern chic, this lovely Listed period cottage is beautifully and tastefully presented and a pleasure to look at.

The spacious sitting room features exposed wooden beams and an open Inglenook fireplace, perfect for cosy evenings. The dining room is equally charming, with space for entertaining guests, or for using as a tv room/snug as the current owners do. Tucked away with a garden view is the music room/study.

The stunning kitchen is modern and fully equipped, with high quality appliances and plenty of storage space, and a tucked away utility area conveniently situated by the back door. From the kitchen you can step outside through bi-fold doors to the garden, or to the lovely loggia area, perfect for dining under cover and enjoying the west facing view over the garden.

Upstairs, the cottage has a spacious landing with 2 workstations, and 4 well-proportioned bedrooms and 2 bath/shower rooms, all with their own unique character.

To the rear are beautifully landscaped cottage gardens laid mainly to lawn with some pretty cottage-style borders. At the bottom of the garden is a raised and sheltered terrace edged with flower beds and perfect for alfresco dining.

The lane of Westbrook has a lovely ‘village community’ feel with some beautiful surrounding countryside including the water meadows along the River Lambourn.

ABOUT THIS AREA

Boxford is in a Conservation Area and Area of Outstanding Natural Beauty. Situated on the Lambourn Valley Way, there is some wonderful walking along the 20 mile long path which runs along the chalk stream river, from the Berkshire Downs at the Uffington White Horse to Newbury.  In addition, The Ridgeway with its big rolling space, lies at the western end of the walk, and has been used as a path across the chalk Downs from the Stone Age.

Boxford is known for the Boxford Masques, a popular outdoor midsummer play, first held in woodland above the village, overlooking the Lambourn valley. It was originally created in the late 19th century and is traditionally performed by locals. Best known for its Racing, Newbury also offers a welcoming town centre with many cafes and restaurants and for shopping there are independent stores, national brands and specialist markets. The Watermill Theatre  is one of Britain’s best regional theatres producing West End transfer performances as well as self-produced comedies. The exceptional restaurants of The Woodspeen, The Vineyard and The Retreat are all within a few miles.

There are a number of state and private schools in the area and road communications are fantastic to the A34, which in turn provides access to the M4 to London, and the West.
